Layout of an old home, very quaint with beautiful decor but the functionality of the following features let it down: Under powered air-conditioner struggled in temperatures outside 40s. The window was unable to close and lots of spider webs outside. This counteracted the aircon on and the hot temperatures outside. Bathroom very small as we struggled to go in and out of the room. We booked the family room, which was more like a double bedder. The host at reception was very pleasant. She deserved a 5 star. Loved the toiletries... very clean and neat

The room was clean and had everything a solo traveler needed (cup, plate, bowl, silverware, etc). The staff were friendly, check in was incredibly smooth, and the general atmosphere and decor of the place were stunning and made for a very refreshing and comfortable stay.

Great location near Randwick racecourses. Easy walk for dinner. Our room was comfortable, but more compact than we were expecting. Otherwise it would have been 5 stars!

Lovely welcome from the manager upon arrival - friendly and helpful. The general layout and decor of the hotel was tasteful. The courtyard and shared areas were well maintained and clean. Room was mostly clean but dusty in places, also food stains and squashed bug marks on the walls. I struggled to work out the light switches - the manager and her colleague helped me use them and said they'd pass cleaning comments on/ said the room needed a paint. In the evening: the accomodation was quiet until 9.30pm. Guests took personal calls on loudspeaker in the courtyard; neighbours were laughing/ screaming/ talking loudly so it was hard to go to sleep - frustrating as I'd read the hotel was relatively quiet! The bed was hard to sleep on and not comfortable. Checkout was sub par. The desk was meant to open at 8am but staff were late in, so I took my bags down to the car. When I returned, she had arrived but was rushed helping a tradie (still had her backpack and hoodie on). She told me to leave the key on the desk and carried on with the traide. I asked if she wanted to know the room/ my name and she said she would look later. She was not knowledgeable when asked about the local area/ reccomendations, she looked at me like I was stupid for asking - a stark contrast to my welcome the previous day, which was a shame, particularly as the manager and her colleague were kind and attentive. Re location, the positioning is great. Parking was easy; shops 15 min walk/ beach 30 mins.

Like the building, but it lacks the boutique feeling I was hoping for. Probably just petty things, but for $600+ for the night, I wanted service. Our arrival guest was pleasant and provided the facts. We were 45 minutes early for the 2 pm check-in, so she offered to store our luggage and pointed us around the corner to a spot under the stairs but didn't guide us. As my mother was elderly, I ended up squeezing under the stairs to place the items. You don't have any offer to contact when the room is ready, just come back. The room had a rushed clean as it was a bit rough around the edges, crumbs and dusty (again $600+ for the night). Had a kitchenette but no tea towel or cloth to keep tidy. However, we had to grab some bread to toast, as the property had nothing nearby without a long walk. Unfortunately, in the upstairs kitchen, only butter knives were available, so we felt a bit disappointed. Note in the room was that cleaning was every 2nd day "for the environment", but after staying over 3 nights, I had to ask for new towels as they didn't dry in the tiny bathroom. I am sure it was fine, I have just had higher expectations.

Property was beautifully decorated, room spacious, courtyard peaceful, onsite laundry convenient in a great location. Bathroom smelt of bleach & was very small, being placed opposite reception a little too noisey. Enjoyed my stay in a grand stylish mansion. ; ) Thank you!!
