It’s all about location
The location can’t be beat. Beautiful oceanfront location within walking distance to everything folly beach has to offer. They’ve obviously spent tremendous money updating the main floor - which is gorgeous - but stopped after that. The rooms are in dire need of not only updating, but maintenance. Tired furniture, creaky beds, holes in the tiles and walls, patchy paint, the list goes on. Overall we still loved our stay due to location alone.

View description was misleading
The staff were friendly and professional. The room, beds and accommodations were comfortable and clean. We were staying off season so we had to walk several blocks to a bar but the area is pretty!! We would go back but we would definitely go to the beach side next time since we know that the Bay side is a very distant view! We chose Bay view and barely saw it compared to the parking lot, street, traffic and a bit of the pool area… we had a Bay view in Tampa Bay Florida and previous destinations that were just that so it was a little disappointing.

it was a beautiful view for sure! the food in the restaurant was great and the folks at the front desk were wonderful. however the room wasn't very clean-- so much sand on the floor and the door didn't work. you had to slam it to shut it-- which was loud on everyone (I felt bad for my neighbors). also there was very little hot water for a shower...

Disappointed with cleanliness and service
My daughter and I stayed here to meet with my son who lives near Charleston. My son commuted from his home to the Property. When we got to the hotel, I asked the front desk receptionist about where my son could park and if he could have a parking pass to park in the other show a lot. She advised yes, and once he got there, she said to just let her know, and he would be able to get into the parking lot. When he arrived, another agent was tending the front desk. I asked her if she could open the gate so he could park during his visit with us. She advised there was only one car permitted per room so he would have to find residential parking on the street. We spent another $45 just so he could park his car for the days we were there though he was not an overnight guest. This was especially disheartening because when we extended our stay just so we would have more time to visit, I was charged a very high amount about $100 more than what I had paid the previous night for a hotel that wasn’t even close to fall on a cold day. Smell in lobby was awful. The cleanliness of the room was very poor. There was dirt and mold in the corners the table and the TV stand area with filthy the bed beside the sliding glass door smelled like urine. So it was called we decided to try out the pool. The towels available were not much larger than hand towels. Only 1working elevator so long waits. Area was beautiful, but dissatisfied with the hotel.

Housekeeping walked in on us right after we checked in without knocking or anything. Both elevators were down almost the whole stay. Also the water would not get hot in the shower.

Nice week in Folly Beach
We needed a week away from the ice and snow. This was our first trip to the Charleston area. We chose the Tides at Folly beach partially on price and partially on location. We wanted the ocean view and hotel amenities. Folly beach is a nice area with several good restaurants and shops all in walking distance. The Tides hotel is perfectly located at the end of the main street. Our room was very comfortable and the service from the staff was awesome. Pros: Location, service, views, heated pool, bar, comfy beds and very clean facilities. Cons: Balconies are very narrow. No room for even a full size folding chair. Forget having drinks on the balcony. No fitness center onsite. They also charged us $25 per day for "resort fees" That was steep for basically just heated pool access. The beach is public access. There is nothing else unique to justify a resort fee. Overall we enjoyed our stay and will likely return. The Folly beach area is a very nice low-key escape.

I love this place! Cannot beat the location and being able to bring my dog. Having access to the beach right outside my door was amazing - and so many cute bars and restaurants right there also. All the staff was so accommodating and friendly. Loved it!

Give them a chance to finish the renovation
There is a fragrance in the lobby that smells like a teenage boy went wild with Axe. If you are a migraine sufferer, avoid at all costs. The decor is updated and edgy, I assume the rest of the place will catch up. My room was well used, the beds were as hard as the floor, and the paint was peeling terribly by the windows. I didn’t stay the whole night, I checked out early in the morning.

exceeded expectations
My girl and I very much enjoyed our Valentine's day weekend at Tides and will definitely stay here again. The staff here is super friendly and helpful. We did have a miss on our room being cleaned one day, but this was quickly corrected by the service manager. The location is perfect with about a dozen restaurants within walking distance of the hotel. Parking is free, convenient and secure. The beach here is very nice; clean, very dog friendly, and with sand hard packed enough for long walks or bicycling. The Pier next door is really great (free to walk out and on). The 'Pier 101' grill has the best Calamari you'll find on the East coast.

It was nice but only one elevator worker when I arrived which was fine but the next morning for 6 hours there were no elevators at all. No compensation for the inconvenience or fact you had to carry things up and down numerous times

Beautiful location. Great service.
We really enjoyed our stay. The beach was beautiful and we saw dolphins on multiple occasions and enjoyed our balcony with a beautiful view of the beach. Having only 1 elevator working for such a large building was not ideal. Penny gave great customer service and was able to help us get a microwave in our room in a timely manner so we could eat our breakfast before leaving for the day. Penny was also very friendly and remembered us throughout our stay.
