Beautiful, clean ensuite room, great continental breakfast, friendly service. Ongoing construction work on the building facade made the stay sometimes noisy in daytime.

Clean, comfortable small hotel in listed building
The hotel is an old building with solid walls, so the rooms were quite quiet. Our visit co-incided with scaffolding entirely covering the outside of the building for remedial work on the walls and roof, but although off-putting there was no noise or dust from the works - just a pair of feet dangling from the scaffolding outside our window on the day of our arrival! No lift, so don't have too heavy a bag, especially if your room is on the top floor. Although spotlessly clean, the hotel had quite a musty odour so it was important that we could open the sash window to air our room - otherwise this review would not be so positive! We both found the mattress to be too firm, but that is probably just us, as other members of our group had no issues. Otherwise, the room was well-appointed, TV and lights all worked and the wifi was good. The breakfast (continental only) was much better than we had expected, with plenty of choice of cereals, yoghurts, nuts, seeds, fresh fruits, cheese, breads and pastries. We didn't feel short-changed by there being no cooked option. Complementary bottles of water plus extra tea and coffee sachets were available in the lobby area and kept restocked. Receptionist staff were friendly and helpful, and the atmosphere generally was laid-back. Note: rooms are not made up unless the "please make up room" card is hung on the door in the morning.

Gem of a hotel in Leamington spa
After friendly check in arrived in our Comfortable room. Heard quite a bit of noise from traffic early in night no noise from other guests though Lovely Breakfast whith plenty of choice Allowed to leave our car after check out which was a bonus would recommend this hotel

2 night midweek stay
Don't be put off by scaffolding & work going on outside. Inside is very cosy & clean. Warm welcome from owners. Room was a good size for a single with a spacious bathroom. The continental breakfast was superb. Only a couple of minutes walk to parade and all the amenities. Will definitely return next time I'm in Leamington.

Close to town, clean friendly and good value
The hotel was clean, friendly and good value, the continental breakfast was plentiful. The staff were great and we got a parking permit which was great. However there was scaffolding around the building and around 9 am on the second day there was hammering and banging almost outside our window. We were not informed that this would be happening. Overall a lovely hotel and very close to everything in the town and I would stay again

Nice could be improved
Very clean hotel staff friendly. Liked fact oat milk in rooms and free water. Bedding comfy. Carpark very tight as others mentioned. Place has work going on and I am hoping it new windows as they are poor sounded open and you can hear traffic even though I was at back. Shower would be better with glass cubicle as water goes everywhere with curtain. Need another plug socket as you can’t have tv on and make drink as only one plug.

Quiet and good value town centre hotel.
Great central location. Small but convenient car park. Easy check in with friendly staff. Room was clean, quiet and nicely furnished. If I had any comment to make abt our room it was that the mattress was fairly firm, which some may like more than others! But it was lovely and quiet despite there being a road outside. Breakfast was help yourself continental style buffet. Lots of great options, inc jars of nuts, various fruits etc to go with muesli, which esp appealed to me. Tasty croissants too. You won't go hungry! One final positive thing: I managed to leave my headphones behind in the room, but before the afternoon was over the chap on duty had managed to get them in the post for me. Very grateful for his willingness to sort it out so quickly.
