Great lication overlooking brighton beach and the (now closed) i360. Parking was the only issue (Brighton in general) and meant we paid a fair amount to stay in a nearby car park overnight. Next time we will park outside if cuty centre and bus in

Gorgeous, friendly, tasty, value for money
Lovely place, really liked the feel. Staff very helpful and friendly. Traditional breakfast excellent. Great being served tea and coffee first thing! So different from the big places where everything is self service. Toasters need a look at. not functioning so well and the notices above about 2.5 don't relate. The bed we has was just too small ( a queen) and the side lights for the bed were too high up to give much light for reading. Could've done with plug sockets by the bed for charging phone and still being able to use it. I could tell the place is a bit in need of updating but I really like that feel. things these days are too tightly perfect and impersonal. The most difficult thing for me was that the water for a bath wasn't very hot on our second night. I don't have a bath at home and was very frustrated. But I know it's a huge thing to get that right and I so appreciated having a seafront hotel offering reasonable prices, it was SO worth it. Thank you so much

Unsatisfactory
Car parking is very poor and advises room for a small/ medium cars only, however they still allow big cars to park there. You can’t even get out of your car due to room issues. Breakfast was poor with cold food and tea. No privacy in room as walls very thin and you can hear other rooms clearly. Stains on towels and shower was more of a drip, and only half a toilet roll provided for a 2 night stay. Love Brighton but over £245 for 2 nights it was very poor value.

A great choice of hotel for a lower budget hotel.
If you’re on a budget and still want to be well located for a Brighton getaway this hotel is perfect. As you walk in the reception desk is on your left and a very cozy bar is straight ahead. Very nice and professional staff. I got a sea view double and the staff put me in 419 which is apparently the nicest sea view room. It’s a nice but basic double room with a flatscreen tv, coffee / tea area, wardrobe, desk etc. the floors are a bit uneven but that seems to be the theme in this old hotel. The shower was a rain shower which felt amazing after a cold walk on the beach. All in all it was a very comfortable and pleasurable stay, on my last night we stayed up in the bare top maybe 3am, bar stays open til the last resident goes to bed. Note - checkout is at 11am but if you like a later checkout you can delay your departure for £7.50 per hour, latest checkout is 2pm. I have Amy’s to leave at 1pm so I paid £15. You have to arrange and pay for this before or on the last night of your stay.

Reception service was brilliant, catered to my every need with a smile. Hotel was right on the sea front with easy access to the town centre. Clean and eco friendly! Simple decor rooms with comfortable beds. Will definitely be staying again

Good Monday evening at The Kings Hotel
The Kings Hotel is facing the promanade,really pleasant reception staff welcomed us, room had high celiing, We were completely happy wirh. Mainly the lady on the bar was so welcoming, again at breakfast lovely young man ensured we had everything we needed which I think makes a difference.
