If you drive a car to get there, this place is not best choice. Check in process is complicated and need to leave car far away to get parking location. Also go up one floor with baggage using stairs, no elevator available. Room look like new and bed very comfortable. Location is very good (if you do not drive to get there)

The staff at the property were very nice and helpful. My only complaint was the room @ times smelled like sewer. It was a good spot for a few days to visit Cinque Terre.

Låt er inte avskräckas av entrén då hotellet ligger i ett lite slitet lägenhets/kontorshus. Väl inne i hotelldelen var det mycket fräscht och rum och badrum stort och nybyggt. Fantastisk petsonal, hjälpsam och trevlig.

Everything is fine; what is advertised is what you get. What isn't mentioned is that it's not a hotel as such—it's more like an Airbnb. There is no elevator to the floor. They really should specify this on the website and in their profile. But everything else is perfect.

À l’entrée on ne s’attend pas à ces quelques chambres, propres et joliment décorées. Toutefois l’insonorisation est assez inexistante, tant le bruit extérieur que les chambres adjacentes. La salle de bains manque de ventilation. Situation géographique impeccable. Personnel d’accueil très agréable. On nous a remis 2 bouteilles de vin blanc local à notre départ. Parkings à proximité, dont un pour lequel l’hôtel nous a remis une carte d’accès libre. Bonne expérience globalement

Our room had a bad smell and air conditioning kept turning off by itself during the night. It was extremely hot! There is no access via elevator. So with my wife’s heavy suitcase, you had to carry it up a full of stairs. When I asked to please be refunded for one of my three nights as we were sweating with no air conditioning, they said they would get back to me. After getting no response, I wrote a second time. And they never responded to my second communication either. Highly unprofessional. I absolutely would not recommend this property!

J'ai passé un excellent séjour au sein de cet établissement situé dans le centre-ville de La Spezia. La gare centrale est à seulement 10 min à pieds pour se rendre dans les Cinque Terre en train. Il suffit de traverser la grande rue piétonne avec tous ses commerces. La chambre était spacieuse et propre, conforme aux photos. La literie était également au top ! L'accueil et le personnel était d'une rare gentillesse (j'ai eu le droit à une petite attention pour le jour de mon anniversaire), toujours à l'écoute et prêt à aider. Petit-déjeuner possible en supplément que je n'ai pas testé. En conclusion, je ne peux que recommander cet établissement pour passer un excellent séjour dans cette magnifique région. Je reviendrai avec grand plaisir en cas de nouveau séjour dans l'avenir.

The picture of “King” property is misleading as it depicts a grandiose view of several buildings on the park however, the entrance to this property was around the corner on a dismal street. The elevator was a total joke—-it didn’t stop on the 2nd or 3rd floor—-we had to schlep our luggage up one flight or down two! Since I have a bad knee the lack of an elevator to our floor was not revealed on their website at the time of our reservation. The interior space was clean, beds were comfortable, bathroom/shower were updated however—-there was a lack of furniture: no dressers, the nightstands were mini folding tables. The front desk was operational at limited hours. Great location but not for “kings”….pricey!
