Great location. The staff member we met was kind, we left before breakfast time on our checkout day and she prepared breakfast for us especially beforehand. The doors don’t stay shut unless locked, in combination with difficult to lock doors it was awkward at times. Bathroom facility was fine, but it should be cleaned/garbage emptied everyday considering how many rooms are using it. It was a little gross during the second day of our stay. The other reviews about the scary elevator are not lying! We walked up and down 4 flights almost every time, but if you’re brave and it’s needed, it is fully functional. Overall, amazing location close to good neighborhoods and the museum/garden in Lisbon, just don’t expect perfection in facilities or cleanliness.

Despite my best efforts to understand the checkin procedure in advance of my stay I recd no instructions to access the building. Upon eventually gaining entry, I then find this isn't a 'guest house' at all but a 4th floor apartment accessed via a very dark spiral staircase with a non operational lift - not much fun with luggage after a flight! Upon accessing the room I was then locked in due to a faulty lock, wasting time I should have been spending exploring Lisbon. Was promised the workman would be coming to fit a new one and I didn't need to worry but the solution ended up being the breakfast woman stuffing tissue in the lock to prevent it from locking at all. I then had to make do with just one poor operational lock. Breakfast was just the basics but was okay, though don't bother asking about the possibility of grabbing something a little earlier if you're heading out for the day, even though the breakfast woman arrives at 7 I was informed that grabbing just an apple, cereal and toast would not be possible, I didn't find her very welcoming or friendly at all. Check out states 12 on Expedia but I was informed by the breakfast woman, again in an unfriendly manner, that it's11. The room itself was however mostly okay aside from the lock issue and a lamp not working, it was light, airy and has a large fan. Bathroom, you can't flush the toilet paper so not a particularly pleasant experience in a shared bathroom. The 'guest house' is however in a good walkable location.

no admittance, no apology, no refund, NO STARS
3 days before visit I inquired by email how to check in after 7PM. no response. arrived just after 7PM to find door locked, no doorbell, lockbox, or keypad. phoned to ask what next. text response said to go to a particular business, ask for a particular person, get key from them. That business was closed, locked, no response to knock. texted BV to ask what next. response: "Try to knock the door in the meanwhile checking if some guest is there to open you the door." I actually try this, then text back: "There is no answer to repeated loud knocks." After a long wait I text again: "Hello?" After another long wait I give up, locate another lodging, go there with my luggage, check in. Some time later there is a text from BV "Ok it's closed at 21:00 Osvaldo will be there to receive you. Trying to contact Guest to open you the door." I respond "I gave up when you did not respond. Please cancel and full refund." Their response: "Osvaldo is there. no reason to give up." As of 6 weeks later there has been no refund or further email, text, or phone call from them.

I was allowed to check in very early in the AM, so I was especially appreciative of the warm welcome. Staff was extra helpful and friendly. They answered all my questions. Breakfast next morning was super. The coffee was amazingly good! Fantastic value: very convenient for walking; close to airport and even closer to the cruise ship terminal. Stared bathrooms were disappointing. Toilet seats not secure to toilet. Kitchen did not have a corkscrew. Did not like having to install WhatsApp on my phone to open doors instead of keys. Could not load whatsapp for two days (whatsapp problem loading) & had to rely on spouse to open doors. Problem if we did not go out together.

Our experience at the Botanic Views Guesthouse was very good! My husband and I booked room #2 which had a private bathroom, we are so glad we did because we could shower and relax after a very very long flight! The place was extremely clean, yes it’s a bit worn in but completely comfortable and well taken care of. The unique little elevator up was so cool and we loved the location and building itself, so central and the absolute best place to book if you want to walk the town of Lisbon and be right in the heart of the city! The hostel felt safe, was very quiet from street noise and other guests and we loved the little breakfast Dina put together each morning! The stay was great and I would recommend to any couple, single or groups of travellers passing through Lisbon on a budget! Yes yes yes! Thank you Mohammed and Dina for the excellent stay!

The guest house is nice and clean and in a great location. It's only walking distance from some of the popular tourist areas. Breakfast was ok. Could have had more options, but you get what you pay for. Rooms are very clean and nicely renovated. However the rooms are a bit small, although that seems customary. Staff is quiet and maybe could be a little more social. But overall its simple and clean.

The shared spaces are the most interesting part: a nicely-furnished kitchen, living room, and a delightful upstairs loft space with desks overlooking the rest of the apartment. Lots of places to relax. It's a modern yet homely multi-room setup in a renovated 2-storey attic flat. Bright and cheery. The windows in the main area look out both directions, with a decent but somewhat limited view. There are about 6 guest rooms branching off the main area; mine was a cheaper one with two small beds, a window, and a little bit of other space for my bags.

If you can get in it’s a nice place to stay
Bad experience overall because we never received information on how to get in the guesthouse. It was a bit difficult to find, and when we arrived supposedly during checkin hours no one answered the buzzer. For almost 2 hours we waited, tried to get in, walked around the building several times on the street and repeatedly rang all of the buzzers to see if we could get in. We also stood on a busy street waiting for someone to come in so we could gain access. No one did so we looked to the confirmation, at the email from hotels.com saying all is fine proceed to the location, then the fine print in the policy and saw that after trying to get in for hours, it was then after 7pm final checkin hour so we would not be able to stay there or get a refund so we had to find and pay for another hotel that night. The next day I emailed the property and said I was coming back to stay in the morning during open hours. Later I received an ok see you soon, still no instructions. This time we waited about an hour and followed someone who was going in. We walked up every floor and found the guesthouse in 4th floor. We tried to buzz in but no one answered. We saw another guest go into their room and asked how to reach someone. They entered the code and we went in. We finally checked in, but they didn’t give us the code then so in the evening our key got us in the front door, but we had to buzz again until someone let us in then they gave us the code. Terrible experience and waste of much money.
