OK but could be better
The hotel was fine, but just fine. We waited for 15 at check in as there was only person on the reception desk on New Years Eve. The lift didn't work, nor had it 6 months earlier when friends stayed there. And the WiFi didn't work on the 4th floor. That said the room was good sized, clean and comfortable.

Not a 4star
Hotel room didn't look like the pictures on the Internet, it was very plain with just a white quilt cover and that was meant to be the king room, it's not a luxury hotel I would of been better not spending half of what I did and getting a different place to stay, we had no robes or slippers like it said no hair dryer that we were promised , even after we went down to reception and asked for one, no one answers are room call, the lifts didn't work , and 15 quid for a car park space is a joke,

Aged, could do with a face lift
Hotel is just off the sea front. It has been dressed to look more modern but it is clearly a old building with the smells and lack of attention to detail that goes with a 'dressed' hotel. The night porters are not very helpful or friendly. The car park only has 10 spaces and is very very cramped, with this many spaces and 80 odd rooms it is hardly fair to suggest it as an amenity. The rooms are crammed in and lots of door slamming in the morning means you can expect an early start despite the generous check -out time. I would not stay here again and regret choosing this hotel over the Hilton. It is very overpriced!

This is nice hotel. Our room was nicely decorated, clean and the bathroom was a nice size. Staff were friendly and helpful, booked resturant for us. Just a few minutes from the beach and cafes in Hove.

Faded charm, more a crumpled old tart.
the staff are all lovely, polite and happy to help, get herbal tea bags etc. however, the hotel needs a complete over haul. the carpets in my room were stained in several places, and the front desk, upholstered in fabric looks like a breeding ground for all kinds of foulness. every surface seems to be scratched, and worn, it all looks tired and in need of a total refit. the bathroom was clean, the linens were clean, the room was more or less what i needed, but i don't think i will stay again, for the money, i expect there to be a less run down exhausted appearance. a nice neat clean bed and breakfast would have been a better choice for me.

Not impressed
The room was very run down, stains on the carpet and very old, the heating did not work making it very cold as well. There was no room service available, and reception wouldn't answer the phone in the evening, very odd!

Grand design, so-so accommodation...
Well, stayed here recently as part of a business trip. The location is perfect (close to the sea front), and with its large staircase and grand facade its an impressive building. That said, the service is only average, and though staff are friendly, and rooms reasonable (note: some have depressing views over the dingy rooftops), there's a jaded, faded feel to the place. Wi-fi was free and rapid, and overall prices are fine if you book ahead. I'll probably stay here again, though I didn't have breakfast (seemed expensive for what it was...).

Very nice but not worth the price
We had previously stayed at Lansdowne Place and thoroughly enjoyed the customer service, hotel room and spa. Unfortunately this time round although the service and spa were still impeccable the cleanliness of the room had a lot to be desired. Stained carpets, various bulbs not working, broken toilet seat, no hand towel and lack of toilet tissue. It is a lovely hotel, but for the price we paid you don’t expect to find these small issues upon arrival.

Comfortable room bathroom had problems
Be aware the hotel is actually in Hove, not Brighton which made it a bit far away from where I wanted to be . However if you walk up the street to Western Road you can easily catch a bus to Brighton. The room was clean and quiet, the bed was comfortable and the WiFi worked almost flawlessly. The staff were universally friendly and polite. The bathroom had issues. The basin was shaped in such a away that virtually nothing could be placed on it. Everything had to go on a small flimsly looking shelf to the side. The basin had a large crack in it but not so affected function. I could find no power outlet in the bathroom. Overall lighting consisted of two small halogen lights in the ceiling that did not provide enough light to shave by. The shower itself was a silly half wall mounted to the bathtub that did little to keep the water in. It did not reach all the way to the ceiling. I found water splashed over the top of the wall. I mopped the floor after every shower. The bathtub was very narrow at the bottom giving a feeling of instability while showering. I could not place my feet very far apart to feel comfortable. The bathtub was mounted farily high off the floor so I had be very careful stepping out so as not to slip. The toilet needed to be flushed about four times to actually be effective. I should note that I forgot to mention these issues to hotel staff on my departure so they may have been fixed

Disappointing for the price
For the price I would have expected a bigger room and a better kept bathroom Sealant was hanging off bath. The hair dryer was missing from room and it took two requests and a fifteen minute wait at reception to get one. Bar was ok though trying to get someone to serve us was a challenge. I stay all over Europe and would not normally bother to review but in this case I decided it was worth it to hopefully make the hotel up their game. It is in a pretty good location as a twenty minute walk to pier.

Expensive but exceedingly poor service
We were very disappointed. We had nowhere to park - the hotel car park was full and there wasn't any space on the seafront so we ended up parking miles away in an NCP in Brighton which cost £25. The room itself was nice, but it was the little things. Only teabags and milk enough to make 2 cups of tea; lightbulbs out in the bathroom; bathroom shelf hanging off - this is supposed to be a 4 star hotel. We called down to ask about the restaurant as we had no menu not even for room service in our room only to be told that the restaurant was closed. We weren't told this when we checked in or when we booked so we had made no other arrangements. Breakfast was appalling. Cold bacon and tea which tasted like coffee - evidently they use the same pots for tea and coffee. The staff were disinterested and too few. People had to wait in a queue at checkout whilst the one member of staff in attendance, some long-haired student, tried haplessly to placate another disgruntled guest on the phone. All in all absolutely terrible - avoid at all costs.

This was an overnight stay, having delivered my son to university. I had to wait 10-15 minutes to check in because there was no one there. I enquired at the bar; the barman came to check and reported that the receptionist was on the phone. I waited some more, the barman returned and checked again – still on the phone. The switch on the kettle had to be held down in order to get it to boil. Room size not generous. I would have preferred a more comfortable pillow, but it did not prevent me from having a good night’s sleep. Bathroom was generous in size and all I expected.

Dissapoonting
Pros: We were kindly upgraded to a suite from a standard double which was great! -Impressive room size for suite with high ceilings. - Sea view frm window on left. - Gorgeous free standing bath in room- Wow. - We got thrown in two free breakfasts, after overall only paying a low online room only fee!! Cons: IF we had paid full price for suite and breakfasts, I'd be furious. Easier to write in a list due to number of faults; - Terrible service, staff were overly casual calling us 'mate' being very slow and unattentive, having to call reception and room service SEVERAL times before anyone answered and even being hung up on twice and not called back! - Awful prosecco from bar, had no stock of champagne had to settle for very poor quality prosecco. - Furniture was poor vintage copy, simple and dated. - Poor quality mattress. - Simple unattractive bathroom, needs updating! - Empty minibar! - Awful dated old and expensive car park for hotel. - Very noisy spa staff who leave the door open to spa chatting away about their weekends and personal lives making it very difficult to relax, 2nd visit to spa same complaint- close the spa door please! - Very poor quality food, breakfast cheap tasting badly cooked and salmon was most definitely off! Just awful. Overall, low price ok- but if I'd paid full price I'd be beyond furious. Very dissapointing.

Nice hotel, great location, teeny tiny bed
Really a very nice old hotel in quite good condition. A half block away from the shore. Excellent location. Good, free wifi. Good price. Very nice staff. Tiniest bed I've stayed in in years. Not quite as large as a US twin bed. But it was reasonably comfortable as I was staying by myself.

Overall excellent, room was nice (King sized bed). A bit of a walk into town 15-20 mins but a nice walk on the front. Parking has only 10 spaces though which i managed to get one but its 1st come 1st serve! Recommended overall though.
