The location was ideal for us, the property was really clean, we had some confusion finding the property and our taxi driver had to liaise with Smartflats but we were driving round for a while trying to find it, there’s a really strong smell in the property from the drains and the noise from outside is constant throughout the night

The apartment was in a great location and had all the necessary kitchen equipment, which made the stay convenient. However, it’s on the 4th floor with no lift, which was very challenging for us since we were traveling with a 70-year-old and a 1-year-old. Another big downside was that the WiFi did not work for the entire stay. Although I received a 15% refund, it didn’t really help as I genuinely needed internet access during my trip. Overall, the apartment itself is nice, but the lack of WiFi and accessibility made the experience quite difficult for us.

Room was dirty when I arrived (dirt on floors, shower not clean). There is no shower screen door, so water went everywhere each time we had a shower.
Wifi only seemed to work through the day which was no use as we were out exploring the city.

The apartment is in a great location off the Grand Place and Central Station. The windows are double plane and blocks out most of the track and tourist noise. Walking was easy to most of the sights. The two bedrooms were spacious for us and the option of the sofa bed was good as well. The apartment was light and airy with good amenities in the kitchenette. Nice full size refrigerator and gas stove. The shower area of the bathroom can use some work, as water gets everywhere. We also had to walk to a different location to pickup and drop off the keys for checkin and checkout. Overall nice stay.

Unfortunately, my stay wasn't pleasant. We stayed from September 9th to 14th. I made the reservation six months in advance because I knew the building didn't have an elevator. I sent a message to the owner explaining that the reservation was for three adults over 65, including one of us with mobility issues. I asked if they could reserve me a lower floor. To my surprise, I was informed the day before my check-in that it would be on the fourth floor and that access to one of the rooms would be on the fifth floor. This was inconsiderate, given that we're elderly and have luggage, and I made my reservation well in advance. Another problem: the description said the room had Wi-Fi, but it didn't, and without Wi-Fi, there was no way to watch TV. One of the bathrooms lacked a mirror over the sink, and the shower stall had no door. The apartment had no chairs with backrests or armchairs, only stools. Otherwise, the location, amenities, and cleanliness were good.

We had the two bedroom 4 bed flat. It was a dirty and you could feel springs in the beds. Couches with stains and the floor carpets need replacing. No shower door.

The room itself is very nice, but the building is in poor condition. Many rooms are undergoing restoration or construction, resulting in excessive noise, dust, and debris scattered throughout the premises. Additionally, there is no elevator.

There were blood stains around the flat, we tried to contact the owners directly and they kept saying they were working to get it resolved but didn’t do anything to resolve it, no one came to clean it or address it in any way and no resolution was given at all in the time we were there. It was a biohazard in front of our eyes, with massive bloodstains on the couch bed, making it so that we weren’t able to use it at all. They also do not have working WiFi even though it is advertised that they do, we tried to contact the hotel about this too and they said they were working to resolve it but did not. All of these issues remained unresolved for the entirety of the three days we were there.

We were supposed to have wifi for that week, we called the customer service number, they were not helpful at all, so we ended up not having wifi at all for the whole week. (Customer service people were nice and respectful but didnt do much) the sheets were stained (black stain) the water pressure in the shower is horrible, couldn't even wash my hair properly and its small, one person can barley fit in there.The pictures of the appartment are decieving, the pictures showed that we would have a bathroom, and when we arrived there the shower is literally in the room, so everyone can see you showering. There was no light in the apartment only in the room. The sofa bed was also super uncomfortable

Definitely don't book with Smartflats, for the following reasions. 1) I booked a property near where my meeting was. They changed the property location so I was across town and had to take two metro trains each time. 2) It's a real pain checking in as you have to send them scans of your passport, bank cards etc - a time sink; 3) When I got to the property the wifi didn't work. I spent an hour trying to sort it out, including in a chat with a staff person from Smartflats. It couldn't be fixed. The next day it still didn't work (i.e. they hadn't tried to fix it, or didn't care). A really bad experience overall. AVOID.

I booked this studio for its location and advertised facilities, but the reality was disappointing. Key issues during my stay:
Major problems:
Broken toilet seat and lid – never repaired.
Only 1/3 of a toilet roll provided – no replacements available.
Wi-Fi did not work at all despite reports with screenshots; I was told nothing could be done due to a public holiday.
TV not working – only blue screen with channel list, no picture.
No timelines or urgency from staff, even after I explained my short stay.
Additional issues (with photos):
Curtains with stains resembling blood spots.
Cracked stool that trapped my skin and caused an injury.
Floor heavily scratched and black table surface worn with chipped paint.
Fan extremely dusty.
Shower cabin far too small.
Room looked worse than in the photos; some elements shown were missing (e.g. kettle and toaster).
Positives:
Convenient central location.
Good size of the studio.
Toiletries (lavender-scented) were pleasant.
Kitchen had basics, though missing an electric kettle and toaster.
Overall:
Despite some positives, the number of unresolved problems and misleading presentation made this stay uncomfortable and poor value for money. Unfortunately, I cannot recommend this property.

Smartsflats Louisa cancelled my reservation 24hrs before my arrival. They returned the money but of course I could not find hotel with the same price 24hrs before arrival. So, their unprofessional one-sided last minute cancellation cost me more than 300e - not to mention stress that it caused. I recommend everybody avoid this place. Unreliable!
