Perfect location away from the crowds BUT
Location is fantastic, 10 mins walk to train station and 20 mins to St Marks square. Stayed here a few years ago and had a fantastic experience. Unfortunately things were not nearly as good this time. No coffee/tea in the lounge area and no coffee machine in the room. No shampoo in the bathroom. Small things that were there last time. The loung area was cosy and inviting last time but the table is gone so nowhere to relax and have a chat. Such a pity as things were and could be so much better.

Good location!
Had a great location, the room was spacious and had good AC. It was overall comfortable, but there was obvious ants, gnats, and black mold in the bathroom. I’m not really sure why that wouldn’t taken care of that, since a little bit of bleach would’ve gone a long way.

it was okay
staff was very kind and nice, decor was charming, and location was solid. did have a luggage storage area which was nice, but lack of on site staff (remote only) was inconvenient. did not have wifi access the entire stay, would not work in our room and there was no fix for it. in addition, there were no basic amenities such as shampoo, conditioner, hair dryer.

This was the perfect location for our stay in Venezia! The suite is a short walk from great cuisine, gelato and shopping. It also was in a location that allowed us to easily wander to various parts of the city with a short walk, bridge crossing, or gondola across the main canal. The check in and check out process was very flexible and we were able to leave our bags on site after check out until we were ready to leave the city. The suite was beautiful with a good view of a nice little square and a small canal. All in all a wonderful stay and we would happily stay here again if we ever make it back to this beautiful city.

Perfect stay
Amazing building and location with private bridge. We booked 3 suites and they gave us the whole floor with a communal area and balcony. Clean and comfortable, was perfect.

This place was amazing! It’s about a 12 min walk from the train station and about 16 minutes if you took the bus there. It’s located right where all the shops and restaurants are, there is so many to pick from. The Basilica is a 15 minute walk from this place. The check in was quick and easy, everything was clean. If you check out but have the time to continue roaming around, they allow you to store your luggage there and when you’re ready you can go pick it up.

Hello, check in was great and the host is exceptional. She was very clear about the instructions and how to get in and out. The property was hard to find as there were no clear signs. The carpet in the room hasn't been cleaned in a long time. The rest of the room was great. Location was amazing!

Decent, but lacks basic things.
Although the stay was good overall, there were a few problems: (1) The wifi was almost never working, and there was very little cell signal in the facility. Consequently, I was left without a connection for a majority of my stay. (2) There is no kettle facility anywhere in the property. This can easily be added to the common area. (3) The housekeeping never cleaned the floors. With no slippers provided either, it became quite unpleasant after a week long stay.
