Disappointing Stay - Unsanitary and Dated Bathroom
The room I stayed in was extremely dated, and the bathroom was nothing short of appalling—an absolute eyesore that felt unsanitary. The water pressure was abysmal, and the hot water lasted all of three seconds before turning cold. To make matters worse, there was no iron provided, so I had to wear rumpled clothes during my stay.
The only redeeming factor was the staff. They were friendly, polite, and went out of their way to help, which I genuinely appreciated. However, even their great attitude couldn't make up for the disappointing state of the facilities.
I would not recommend this hotel unless you’re a backpacker with low expectations and just need a place to crash for the night. For anyone else, spend a little extra and find somewhere more comfortable and updated.

Cheerful guesthouse
At the time of my stay (Dec 2023) one of the buildings was being rebuilt. This meant that there was construction noise during the day and no breakfast service.
This is more of a guesthouse than a hotel. Some great features if that's your style, e.g. free instant coffee at reception and a fridge with beer and soft drinks sold for cash at only a small mark -up from supermarket prices.
The swimming pool is about 15m x 5m, so ok for kids to splash around.
My room was a little basic but had all necessary features including AC. Water provided daily (2x 500ml bottles).
The outside space has plenty of plants. This was the only place in my visit to northern Thailand where I was troubled by mosquitoes, so I suspect the plants attract them.
The location is excellent, 3-5 mins walk from Tha Pae Gate and Loi Kroh Road. If not for the construction work, it would be quiet.
There are many hotels and guesthouses in this area, some of which are more modern than this.

This is more a B&B than a hotel and therefore relatively expensive.
Staff friendly and helpful;
Close to old city centre; Bars, shops and a small supermarket (seven eleven) nearby. Larger supermarket is 15 min drive away.
We felt safe walking back at night from the bars.
Room is very basic, no kettle or coffee maker; Bathroom has shower curtain, low water pressure; bed is very firm, poor pillows.
Also note there is no lift so if your room is on the 3rd floor, carrying 22kg suitcases up is a good exercise.
Breakfast is across the road, but we did not use it.
Parking is very limited.
A rooster of one of the neighbours wakes you up in the morning at 6am
Also, there is big gap between the door (leading to the balcony) and the doorframe, letting in mosquitoes at night

It is a quite area on a small streer. Close to pharmacy, Starbucks and restaurants. The front lobby area is small but nice. If you are not a smoker and ther is one out smoking you are in trouble like myself since I have asthma. The room that I paid extra for an upgrade since it has air conditioner unit on the 1st floor do not have a nice view and you will hear a waterpump all day/night if yor are not a light sleeper you will be fine. Just keep the curtains closed. It is a sored eyes room 110. FYI, the hot water has a reset button on the bottom inside this machine which I had no idea since they just show me the room and gave me the key with no explanation. I took cool shower for 3 nights. I just thought they ran out of hot water or the hot water pump is not working properly. Anyway just ask the front desk when you don't have any warm or hot water or anything else that may not be working in your room.

The owners are so helpful with everything. They made phone calls in Thai for me, made certain my laundry was delivered, arranged transportation to the airport, made certain I had plenty of water bottles, cleaned the room beautifully. Everyone was so kind and generous. The hotel is close to restaurants, shops, nail salons etc. Very walkable and safe.
