Despite explaining to them that as hotel.com gold member I am entitled to request for a better quality room as requested without extra charge and also a minimum late checkout..

The room is small, but clean, air condition works perfect. convenient for transportation. Staff is good and helpful. They only provide two bottle of water when we move in and refused to give water the second day. The weather is so hot.

It's very close to several train stations and lots of dining options. A few mins walk to Ameyoko and Ueno Park. It's adjacent to a Family mart and right across is Donki for souvenir shopping.

Property was in a good area, but the rooms are spacious but it is VERY dated. It needs to be updated. The bathrooms are missing some hooks to hang towels inside. Or more counter space to put stuff down.
The location is interesting, it's busy with a lot of night clubs right outside the building. Lots of girls holding signs for some service. I was with my kids they didn't really bother us but there were some noise(drunken men yelling) in the early morning because of the clubs around the hotel.
There are LOTS of restaurants around and it's walking distance to UENO park and UENO station.

Amazing friendly staff. But rooms are extremely small. Stubbed my toes a few times a day. Location is great as it’s close to everything such Asakusa, Akihabara, Tokyo station, etc. Train stations within walking distance. But there are a lot of clubs/pubs in the area so not so family friendly at night. 7/11 around the corner. Family mart literally downstairs. Donki store close by. Local market literally across the street. Lots of food options close by, even halal options!!!

The room we had on the 10th floor was a large size and reasonably clean (excluding bathroom mould). However this is not a hotel. They have no service. We asked for fresh towels and they denied us. The lobby stinks of smoke and the service staff (excluding the Nepalese lady) were very rude. Stay away!

The hotel itself is very decent and the staffs were very kind and helpful. For the conveniency of having access to the convenience store which is right at the entrance and many restaurants and department stores around at an easy walking distance is very good! Great little unique isakayas everywhere! What I didn't anticipate is the busy street it is located on with many questionable nightly activities happening around (lol). However, I did not feel unsafe or scared to walk on the streets at night. The hotel itself is great. The rooms were small (we had 2 rooms next to each other) but it is as expected in a busy Tokyo city. Hardwood floors were great!
