Lovely host, gave us lots of information. As well- we needed to leave very early for our flight, so he provided a small breakfast in our room the night before. Property is a historical building , 17th century. Rooms are clean and modest. This hotel provides basic accommodation when staying in Venice Island. Close to/from the Aliaguna to airport (Orange line) and also Vaporetto to other parts of Venice.

Though the room itself was clean and tidy we were very surprised by how small it was. We had a corner room which was nothing like the website indicated it would be. The chap on reception was very friendly and helpful and very informative of what Venice had to offer. Breakfast was good and was served in the garden which was fine but, there were so many pigeons hanging around the food area it made it feel quite dirty and unhygienic. Maybe this area could have had some form of netting around it.

The location was great! However, I knew the room would be small, but it was old and needed serious attention. The mattress felt like foam, very soft and unstable. The bedspreads scratchy and sheets stiff and old. It was clean, but old. We ended up leaving, mainly because it was hot and stuffy. There was a new AC, but the gentleman at the front desk said it was a city “rule” that it could not be more than 2 degrees lower than the outside temp! This was a bottom floor unit right next to the front desk area…which BTW was MUCH cooler than our room. There was only 1 very tiny window that was too small for any kind of breeze. The front desk provided a tour map, which was kind.

Great place to stay in Venice
It was a great stay for my family. Really enjoyed the old town feel of the property. We had issue with our map app and arrived really late the first night. The owner waited us past 2am until we arrived. Awesome people who really cares about the guests experience. Would highly recommend!

Extremely helpful check-in staff who spoke english. Property is quaint and older with small rooms and older bathrooms. Very clean. Not handicap friendly with steps, cobblestone courtyard to the rooms. Rooms were behind a locked courtyard gate and neighborhood felt a bit sketchy, although we had no issues with crime. Location is convenient if you don't wish to drag luggage from the train station very far. However, it is not terribly close to major tourist areas. It is, however, about a block or two from major water bus stops. We paid for a 2-day pass on the water bus system and were able to get to everywhere we wanted easily. Staff let us take hotel towels to the beach at Lido. Some restaurant selection is nearby, but we often ate closer to the places in Venice we toured. Nice breakfast in a garden courtyard is provided with your stay. Consider this hotel a good value in a C to B grade property.

Nicolo, the hotel manager, was super friendly and very helpful! He provided great food suggestions and showed me all the places to visit. Thank you, Nicolo! It was also nice to get breakfast in the garden.

Due to torrential rains in Venice the day we arrived (and at no fault of the hotel), we experienced water in our room. The staff were incredibly helpful finding us alternate accommodations. We otherwise had no complaints about the hotel. The staff (owners) went above and beyond to ensure our only night in Venice was not a bust!

A gem in Venice.
A hidden gem in the maze of Venice. The hotel is in a quiet neighbourhood near Venice Santa Lucia train station. It is also near the boat stop to Murano. The free breakfast in the garden is an added charm to the hotel. The hotel is a Venetian traditional house. The bathroom can have a bit more upkeep.

Nicolo and his dad run the small quaint property which is no more than 15 min walk from Santa Lúcia train station. Nicolo really care about showing us what Venice has to offer, lots of personalised suggestions across all the city, without his knowledge we wouldn’t have enjoyed Venice as much as we did, thank you!
