The property was super nice it included a terrace, that was open all day, in which one could eat or drink a beer with family. It was a typical Italian building with a great location near the colosseum and with very good restaurants just a few blocks away.

Location is great, the hosts are wonderful- friendly and very helpful, breakfast is great, the patios are nice, but the layout is not so great depending on what room you’re in because you may hear others at the hotel door entry. The bathroom looked nice but the sink and shower drained super slowly and the shower containment leaked.

Very Good Location to use public transport, very nice hosts, access to a terrace for nice weather, no street noise at all in our room, good b'fast on time each day in room, room is cleaned each morning, our room was quite big although the b'room was a bit small especially shower cubicle and wash basin area. B'fast may need some variety with some fruit etc but it was classic italian b;fast with quality croissant , yoghurt , biscoti etc Normal check-in closes at 7pm but hosts are flexible if communicated abt the delay. Had to pay city tax which i thought was collected by Expedia in the booking price, could be expedia issue Terrace is good but it is mostly used for outdoor smokers hence with family with kids can be a bit inconvenient ( I didnt use due to rain ) It doesnt look great from outside the property but inside is very nice. Kind of standard for all guest houses in Rome in my opinion, I would stay again if in Rome.

Wonderful staff and guest house. Was a bit surprised as advertised as a hotel (Expedias fault) cleanliness and staff smashed any hotel I’ve stayed in-absolutely brilliant-nothing a problem at all. Good location and sensible money so a win win. Would gladly stay again and recommend it.

The owner of this hotel is dishonest and rude. The reason is Two people stayed in this hotel for three days, and they traveled through Venice and Florence. In check in, the hotel owner asked me for a city tax of 51€. I thought it was too expensive, so I asked why, and the owner said that Rome was originally more expensive than other cities. So I paid first. I didn't understand the city tax, so I asked it in detail the day I checked out. The hotel owner had a city tax of 3.5€×2person×3days=21€ per person, and 30€ was charged for early check in (the hotel had a check time of 13:00~18:00, and we checked in at 12:00). I certainly asked the reason for 51€ during check in. The owner just called the city tax. If we had explained that we had to pay 30€ because we checked in an hour earlier, we wouldn't have checked in (the hotel reservation site also has no explanation for early check in). So when I asked her to return 30€, she threatened to call the police, saying she couldn't return it. So when I asked her to call the police instead, she took the keys from the room, shouted, "Get out," and threw all our bags out of the hotel. The hotel owner lied to us, threatened to call the police, and acted rudely, throwing our bags away. And in the end, we didn't get 30€ back, and we didn't get any apologies. The owner of this hotel has to apologize to us. This is a memory of a journey that's much more valuable than 30€. And other guests should also know about dishonest, rude owner.
