Great find in Upper East Side
Yes, the rooms are quite small. But they are well-appointed. Beds are very comfortable, the sheets are top quality cotton, the shower is great, high quality soaps, and staff is great. And the hotel is a block away from the 4,5,6 subway lines so you can get anywhere quickly.

A gem of a Hotel on the East Side.
A beautiful example of a New York City pre-war building. The location, room, and service were all perfect. Anytime my business takes me to the upper East Side, The Franklin will be my choice for lodging.

Staff was amazingly friendly and helpful. Bed was very comfy....(but no top sheets...creeped me out. ) would recommend this hotel highly.

Tiny but very convenient location
We chose this hotel due to its proximity to my son’s school during his move to New York. It was the only hotel near the school which had high ratings and decent rates. The location, besides his school, is very convenient with CVS, Target, and Staples right around the corner. They give you free voucher for coffee and the front desk staff makes the coffee for you too. I had cappuccino made with oatmeal which was pretty good. :) Subway stations are nearby and connects you up and down Manhattan. We Ubered half the time, but when able, subways are very convenient. Safe neighborhood and parking next door is convenient too if you have a car. At first when we checked in, the cleanliness was questionable as there were someone else’s hair on the sheets…but after that one incident, everything was cleaned properly. Very friendly staff and feels homey and inviting. I would stay here again next time visiting my son.
