Great property? It was clean and felt like I was staying in friends house as far as comfort. Host was polite and welcomed us upon arrival. Would recommend this if staying in Edinburgh.

We were not given an access code to get in the front door. The room was tiny and dirty. Throw the cushions in the bin-they are disgusting! Breakfast was ordinary. Very expensive and not worth it. Would not recommend.

The property advertises being on the grounds of Craigmillar Castle. The castle is no where near this property. We didn’t even see the castle.

The bed and the women serving breakfast were the best part. Then it is a steep decline to the rest. The worst is the cleanliness and disrepair. Like another reviewer I saw spiders and their webs. There was mold in the bathroom and bedroom. The carpet was disgusting. The walls were dirty and scuffed. The internals of the heater in the bathroom is covered in caked on dust. Finally the title of the listing is misleading. Yes it is near the castle but as a description of the area not the property. The castle park is across the road but the castle is not in sight. Arden house has a lot to offer but it needs some TLC and updated descriptions.

Hotel did not respond to messages before I arrived when I was considering an extra night. I completed check in online well in advance and gave a check in time of 15.00. When I arrived at 14.50 I had still received no info re door codes, room key etc. The door was locked. I rang the doorbell which said leave a message. I sent several messages on the chat app. All showed as seen by receiver. No response. I rang the phone number. Answerphone.A few minutes later I received a text asking me what I wanted. I replied I had been waiting outside for nearly an hour. A text came through with entry instructions and I was able to access my room. Breakfast was included but read the small print...cooked breakfast extra and needed to be ordered in advance. Next day I checked in to Travel Lodge. Not much more expensive and far better value for money.

Nice place at Edinburgh

Good place and great choice for Edinburgh. Room is "brittish", so can´t really compare to "western" hotels. But it have it´straits. Eletric cattle on room with cofea and tee is great"

We loved the fact you can grab a bus to take you into the city, so close. The wonderful lady in the morning got to know us and confirmed our coffee and toast order. She knew us and was so warm and friendly . This place is perfect to sleep, grab your breakfast before you head out for the day to explore Edinburgh. When you are on vacation it hits the spot and I would come back again in a heart beat and stay with you all.

The service was not very good. We had one lady come at 9 am everyday when it is posted for her to come at 11am. The carpets were extremely gross with red stains across the length of our room, and the beds we super uncomfortable. That being said I wouldn’t not stay here, they just need to fix a few things.

The service was great, friendly, kind, awesome from management to housekeeping, I always have clean towels, new sheets, always help in our requests...quiet place to sleeo, affordable price, the room is big, and transportation is so clise, and smallnshopping center around 15 minutes walk...Thanks fir gave me your vest. Breakfast is a plus, love it.

This place is filthy. The room smelled like sour milk, dirty carpeting, dirty bathroom. You will have a better bang for your buck at a hostel. This place is not convenient - zero pubs, restaurants, stores around.
